    OUR RENTAL POLICIES

We place particular emphasis on cultivating good relationships with you as well as with our partners, your landlords. To prevent misunderstandings, the following terms of contract shall provide some insight. In the event of any problems occurring, we shall endeavor to solve them together with you courteously and promptly.

Rental agreements are concluded on behalf of the property owners applying their fixed rental rates. In order to facilitate the process, please use our booking form when making your written reservation. Of course, you also may execute your booking by phone or by fax.

Please note, that Lisa Heinrich is not a promoter. Your contract partner is the owner of the respective object you have chosen. With your booking, you entitle Lisa Heinrich to make a confirmed reservation for you. A contract with you based on our Rental Policies will materialize with our booking confirmation.

Obvious spelling, printing and arithmetical errors are non binding to us.

After receipt of our booking confirmation, please immediately submit the down payment as agreed upon in our contract. The final payment must be transferred to us either 60 days before the first day of your reservation or can be paid in cash upon your arrival; please refer to the respective details in your contract. Short noticed cancellations will not exempt you from paying the final payment.

After receiving your down payment, please contact us via E-Mail and we will provide you with detailed travel documents such as directions on how to get there, supplementary information and how to contact your host.

    PRICES, SECURITY DEPOSIT AND TERMS OF PAYMENT

Unless otherwise specified, the rental rates are understood to be weekly, during high season almost always from Saturday to Saturday. Unless indicated differently, these rates include the cost for gas, water and electricity. The cost for bed linen, final cleaning and heating are typically accounted for separately.

Any additional cost such as for heating, fire wood, laundry, sauna and more are typically charged to you directly by the landlord and must be paid in full on site. The same is true for bringing along domestic animals.

Some of the objects can also be rented on a daily basis during high season; by making pre-arrangements, specific dates for arrival and departure can be agreed upon.

The tenants are held liable for any damages culpably caused. They must be dutifully reported to the landlord and paid in full before departure. Some of the landlords thus request the tenants to provide a security deposit. You will be notified of such security deposits in our booking confirmation. The requested amounts are to be handed over in cash to the landlord or his local representative. These funds will be reimbursed upon departure unless claims were made to cover additional cost not included in the original rental agreement and/or cost due to damages done to the rental object.

We reserve the right to modify any prices up to the issuing of the booking confirmation. This is especially true in case of spelling, printing and arithmetical errors and after the landlord has subsequently increased the rental price. You then will be at liberty to cancel and or change your previously made reservations.

    NUMBER OF TENANTS AND DOMESTIC ANIMALS

It is absolutely mandatory to keep to the number of tenants (adults and children) allowed as stated in your contract confirmation. This number may not be exceeded by temporarily hosting additional people in house, garden and adjacent property. It is only after issuing our explicit written agreement that any exception to this regulation may be granted to our tenants.

Any domestic animal you may wish to bring along must be mentioned in your reservation form. Permission to do so will be clarified with the landlord; the decision taken on your request will be explicitly stated in our booking confirmation. Any domestic animals brought along must be properly house-trained and may not kill any game. Furthermore, it is strictly forbidden to let domestic animals lay on sofas, armchairs and beds. Pools are exclusively reserved for human use only!

    COMPLAINTS

Most rental objects are cautiously looked after by the landlords themselves. They are undertaking every imaginable effort to eliminate any obvious shortcoming for their esteemed guests at once. Nonetheless, if you ever should have a reason to complain, please immediately contact your landlord or his local representative. It is important for you to realize, that any omission of this obligation may result in disqualifying you from entitlement for compensation.

It is understood, nevertheless, that both Lisa Heinrich and Elvira – in a legal sense – solely represent the status of an intermediary between the hosts and their guests.

Any complaints filed after terminating your stay at the rental object will exempt you from any right for compensation and/or refunds. Should there be any reason for complaint, should a fulfilment of the contractually agreed upon details not be possible or should there be a case of inappropriate accommodation, please immediately notify us and prompt remedial action will be taken in order to meet your needs. If such actions mean to provide you with alternative accommodation, you may only refuse the object for important, objectively obvious reasons.

    VARIOUS

Our rental objects most often represent old farmers’ homes, which have been carefully restored, using more or less lavish means to do so. These homes are privately owned and furnished according to local style and taste. Furnishings, kitchen appliances and the quality of the beds may not in all cases comply with the standards of your home country. Even similar prices will not necessarily warrant equal comfort and quality.

Distances and travel times given are estimates only and may vary, if roads are closed due to repair work or in bad condition.

If the rental object is located in remote back country, you may encounter various forms of local wildlife, which – of course – is part of a well functioning eco system. The grass on the property may not be mowed if you decided to stay in a nature reserve. If your vacation home is surrounded by farmers’ fields and gardens, you may have to accept certain unavoidable, agricultural emissions.

It is not possible to provide you with accurate information on the quality of the waters and beaches nearby, since seasonal influences may cause significant changes.

Especially during summertime, the area of the Tuscany is prone to power and water shortages. Since such and similar occurrences are typical to southern countries and not in control of either the landlord or his local representatives, any right for compensation and/or refunds must be declined.

Please make sure to arrive at your vacation home anywhere between 16:00 and 20:00 local time. Unfortunately, we are not able to warrant the landlord or his local representative to welcome you after hours. We will also not be able to refund any additional cost which may have occurred to you for food and lodging due to late arrival. Should you only be able to arrive at a certain specific time, please contact your landlord or his local representative before you start your journey. You will be in possession of respective phone numbers. Any travel arrangements to safely arrive at the vacation home is the tenants’ responsibility.

The tenant is obliged to treat the house and furnishings will due respect and care, to wash the dishes before departure and leave the kitchen (stove, oven and fridge) clean and tidy. Please defrost the freezer part of the fridge and leave the door open. You are asked to exclusively use environmentally friendly cleansing agents.

Your departure should be planned to take place between 8:00 and 9:00 in the morning. Any exceptions must be addressed and agreed upon with the landlord or his local representative.

    CANCELLATION AND BOOKING CHANGES

a) Rebooking fees of € 35 will be charged in case of changing the reservation dates and/or the rental object.

b) Cancellation of the reservations is possible at any time, provided the tenant can present suitable replacement tenants. In this case, rebooking fees of € 35 will be charged.

Cancellation without presenting suitable replacement tenants will have the following implications, whereas date and time of receipt of a proper letter of cancellation via E-Mail with receipt confirmation will determine the consequences:

A cancellation received 3 months prior to the arrival date will result in a 15% flat fee of the contractually agreed booking price. Later cancellations will imply the following:

  • up to 61 days: 30% of the contractually agreed price
  • 60 –="" 35 days: 50% of the contractually agreed price
  • 35 –="" 1 days: 90% of the contractually agreed price
  • no show:="" 100% of the contractually agreed price
In order to avoid cost due to cancellation fees, we strongly recommend all tenants to enter into an appropriate insurance policy.

    LIABILITY

Lisa Heinrich is liable to execute the intermediation professionally sound and with all due care. The contractual liability for all damages, except bodily damages, is limited to the total amount of the rental rates, as long as these damages have neither been caused intentionally nor in a negligent manner.

Furthermore, we would like to emphasize explicitly, that there is no insurance coverage for the rental objects.

Any claim resulting from the intermediation of the contract must be made within one month after the last day of stay at the rental object.

Place where this contract is to be fulfilled and court of jurisdiction is Gelsenkirchen, Germany.

The ineffectiveness of individual legal requirements of this contract and these rental policies does not imply the ineffectiveness of the entire contract.

The German version of the contract is the legally binding version.
